Parkade Cleaning vs. Sweeping: What's the Difference?

March 20, 2025 // Camano Enterprises

Property managers sometimes use 'parkade cleaning' and 'parkade sweeping' interchangeably. They are not the same thing. Understanding the difference — and knowing when you need each — helps you maintain your parkade more effectively and allocate your maintenance budget wisely.

Parkade Sweeping: The Basics

Parkade sweeping is the regular removal of loose debris from the floor surface. This includes sand, gravel, leaves, litter, and fine dust that accumulates from vehicle and foot traffic. Sweeping is a high-frequency, relatively quick service that maintains a baseline level of cleanliness and prevents debris from causing surface damage.

  • What it removes: Loose sand, gravel, litter, leaves, and surface dust
  • What it does not remove: Embedded grime, oil stains, tire marks, or salt residue
  • Typical frequency: Weekly to bi-weekly
  • Equipment: Industrial floor sweeper, broom, and dustpan for detail areas
  • Time required: 1-3 hours for a typical multi-level parkade

Parkade Cleaning: The Deep Treatment

Parkade cleaning is a comprehensive deep clean that goes far beyond sweeping. It includes pressure washing, degreasing, drain clearing, and detailed attention to walls, columns, and stairwells. Cleaning addresses the embedded grime, stains, and buildup that sweeping cannot touch.

  • What it includes: Pressure washing, degreasing, drain clearing, wall cleaning, stairwell detailing
  • What it removes: Embedded grime, oil stains, tire marks, salt residue, algae, and biological growth
  • Typical frequency: Quarterly to semi-annual (seasonal deep cleans)
  • Equipment: Commercial pressure washer, degreasers, drain clearing tools
  • Time required: 4-8+ hours depending on parkade size and condition

Why You Need Both

Sweeping and cleaning serve different purposes and are most effective when used together. Regular sweeping prevents debris from grinding into the floor and keeps the parkade presentable between deep cleans. Periodic deep cleaning removes the buildup that sweeping cannot address and resets the parkade to a high standard. Relying only on sweeping leads to gradual deterioration. Relying only on periodic cleaning allows too much debris damage between visits.

The Recommended Program

For most commercial and strata parkades, we recommend the following maintenance program as a baseline. Your specific needs may vary based on traffic volume, location, and building type.

  • Weekly sweeping: All drive aisles, parking stalls, corners, and common areas
  • Monthly litter pickup and stairwell cleaning
  • Quarterly pressure washing and degreasing of high-traffic areas
  • Semi-annual comprehensive deep clean (spring and fall)
  • Annual drain inspection and clearing (or semi-annual in heavy rainfall areas)

Getting the Most Value

Working with a single provider for both sweeping and cleaning is more efficient than coordinating separate vendors. Your provider develops familiarity with your parkade, can flag maintenance issues during regular visits, and coordinates scheduling to minimize disruption. Bundled programs also typically offer better value than individual service bookings.
